Our approach is straightforward: we offer personalized property management with flexible, a la carte pricing so you can select only the services you need. We treat every home and guest as if they were our own. We aim to build relationships with property owners, considering them as friends and family.

Property Management Services

Guest services are our core property management function and is billed at 10% of gross rental revenue + 13% VAT . 

These services include:

Management of online listings (various platforms including AirBnB and VRBO)

Ensure all property information are up-to-date across the listing platforms

Coordinate and manage all booking requests

^

Confirm and document all booking details

^

Communicate with guests and answer any questions

^

Coordinate with concierge services to ensure guest arrival is seamless

Provide owners with general review of home regularly to effectively communicate and facilitate any maintenance needs.

Provide scheduling and oversight on cleaning services
^
Work with accounting team to ensure financial accuracy and timely tax payments

Our property management platform gathers detailed information about each guest for in-depth analysis and offers valuable insights into the types of renters attracted to each unit. We provide owners with a dedicated portal for complete access to their calendar and guest details. Owners have the option to co-host on Airbnb or adopt a more hands-off approach. It’s your home, and we’re here to support your needs.

Accounting Services

Accounting services can be added to your management contract and include:

Tax Filing:
– Monthly VAT Declaration: We will handle the accurate filing and settlement of the Value Added Tax (VAT) on a monthly basis.

– Annual Income Tax: We will prepare and submit your annual Income Tax declaration in accordance with current regulations.

Monthly Property Expense Collection:
– We will collect and organize all expenses incurred each month to ensure they are accurately reflected in your financial reports.

Invoice Management and Monthly Revenue Billing:
– We will manage the invoicing of monthly revenues and ensure that all records are properly documented.

Quarterly Financial Statements:
– We will send the financial statements so you can review the status of accounting transactions and the financial condition of the business on a quarterly basis.

Tax Calendar Presentation:
– We will provide a summary calendar with explanations of the various taxes, how they are calculated, and the deadlines for filing and payment.

 Other services can be added on an as needed basis and are quoted separately as requested.

 

Cleaning Services

This service includes check out cleaning services.  On weeks where there are no renters, in order to properly maintain the home, we require a once a week cleaning service.  This will include reviewing mechanicals for functionality and any services that may be needed in addition to the guest check out cleaning service.  We can also facilitate things like window cleaning or wood conditioning on those days where a full linen washing is not required.

Homes will be quoted individually due to their size and cleaning requirements

Deep cleaning services can be quoted on a home by home basis as needed.

Concierge Services

Our concierge services are designed to provide high quality services on an “as use” basis. You pay for what you use.  This model allows you to flow these costs through within your nightly rate.

Check in services, escort to home, and 24 hours emergency support

Tour bookings are booked directly with the clients and will include a 10% service charge for service

Gardening and Pool Services

Can be facilitated with a local vendor on an a la carte basis. Please reach out for specific quotations and pricing.
